Land elevation, size of parcel, drainage and location in county are very important considerations as these actors will play an important role in how well suited to horses a property can be. Will there be pastures, are there trees or woods for shade, will you need to have land cleared, fenced, seeded for turnout & pastures? Do you ride on property, need a riding arena, training area, separated turnouts, do you trail ride? Many parcels are not suited for trail riding given proximity to traffic, sub divisions, or distance from State Land and so on, you may have to trailer your horse to trail ride in those cases.

Not all BARNS are created equal, in our MLS system "barn" can be a relative term that can cover a simple run in shed to a pole barn with no stalls at all- we can research and preview any property of interest to our clients to actually see if there is a real horse barn on property and what it entails such as horse size stalls, tack, feed rooms, wash stalls etc. Hay storage is also very important as you will want to keep it as dry and dust free as possible for your horses.

Many of our clients instead will look to finding a suitable home on land they like then simply install the fencing and have one of the many horse barn contractors construct the barn THEY want, THEIR way and are quite happy.
